No — and the boundary is old enough that one side of Division Street was once dry and the other wet under differing town liquor laws. Building permits go through the Village's own department either way, but property taxes follow the underlying town.
Two items dominate. The Peconic Bay Community Preservation Fund tax runs 2.5% of the purchase price, with the first $400,000 of improved residential property exempt — an exemption that vanishes entirely at $2,000,000. The Mansion Tax adds a flat 1% above $1,000,000. On a $3,000,000 purchase that is $95,000 between them, before attorney fees and title.
